THE APPLICATION PROCESS:
Our office will provide notice of approval or disapproval within 24 hours of our receipt of a completed application or, if applying
with one or more parties, receipt of completed applications from all co-applicants. There is a non-refundable charge of $35 per
applicant, due upon submission of the application(s), to cover the cost of purchasing and evaluating the credit and background
reports.  The $35 charge may be paid by check or PayPal, by c "BUY NOW" link below. Applications are considered complete
when we have received all necessary documentation from third-parties to confirm the income and background information
submitted by the applicant(s).

If the application(s) is approved, the applicant(s) must deliver a non-refundable deposit of $1,000 cash or
certified-check payable to Bleecker-Thompson Corp. to our representative in order to remove the apartment from
the rental market and have first option to rent the apartment.
 We will continue to show the apartment and accept
applications from brokers or other parties until we have received this $1,000 deposit.  
This $1,000 is NOT a fee and is applied
to the rent security deposit.
 However, if an approved applicant(s) fails to accept our offer and chooses not to sign a lease
after we removed the apartment from the rental market, the $1,000 deposit shall be retained by landlord as liquidated damages
to cover costs and other damages resulting from the temporary removal of the apartment from the rental market.

The total amount due at lease signing is the sum of the first month's rent, the rent security, and the $35 credit check charge per
applicant, if not paid prior to lease signing.  The amount of the rent security is calculated as 1 1/2 times (150%) of the monthly
rent.  As stated above, the $1,000 deposit will be applied to the rent security at lease signing.

TYPING OR SIGNING MY NAME BELOW AUTHORIZES
GUTTMAN ASSOCIATES TO OBTAIN A CREDIT REPORT AND CONDUCT A
BACKGROUND CHECK WHICH SHALL INCLUDE, AMONG OTHER THINGS, CHARACTER REFERENCES, RENTAL HISTORY,
EMPLOYMENT AND INCOME VERIFICATION.   I ALSO AGREE TO ALL OF THE ABOVE TERMS AND CONDITIONS.
